Comparison
BidBuild vs Procore
Built for independent contractors, not enterprise GCs — published pricing, unlimited seats, and live contingency tracking without an enterprise contract.
| Feature | BidBuild | Procore |
|---|---|---|
| Pricing transparency | Published pricing — Free plan, Essentials and Professional listed on our pricing page. | Not published, and by a wide margin the least transparent of the platforms compared so far. Procore quotes annually based on Annual Construction Volume (ACV) plus which product modules you select (Field Productivity is priced separately by FTE). No dollar figures appear on Procore's own pricing page — it's a quote-request form. Third-party buyer reports put real-world contracts at roughly $10K-$25K/year for small contractors under $20M ACV up to $50K-$100K+/year for $200M+ ACV enterprises, with renewal increases of 10-14% commonly reported. |
| Contingency / margin tracking | Contingencies tracked as a live swing against the job, not a flat percentage set once at quote time. | Real capability here, closest of any competitor researched to BidBuild's approach. Procore's Budget tool has a dedicated "Contingency" Budget Change Type (alongside Allowance and Buy-out) that nets to zero as change orders draw against it, plus real-time forecasting and configurable reporting. Mark this row a wash on the underlying mechanics — the difference is packaging and audience: Procore treats contingency as one configurable option among several for enterprise accounting teams to set up, not a headline, out-of-the-box number the way BidBuild markets it on every job by default. |
| Unlimited seats | Unlimited users on every plan, including Free — no per-seat billing. | Also unlimited. Procore includes unlimited users, unlimited data storage, and support in every annual contract (Field Productivity module is the one exception, priced per FTE). Mark this row a wash, not a BidBuild-only advantage — Procore's real cost driver is Annual Construction Volume, not seat count. |
| AI access | BidBuild IQ credit-based AI built in; 250 credits a month on Essentials and 1,000 on Professional, rolling over up to twice the monthly allotment. | A large, polished vendor-built AI agent library ("Procore AI"): Starter tier ships 5 ready-made agents, Pro unlocks 20 agents plus video intelligence and scheduled automations, Enterprise unlocks 25+ agents plus a custom Agent Studio. Runs on Anthropic/Google/OpenAI models, cites sources, and respects existing permissions, with humans reviewing and approving outputs. Key difference from BidBuild/JobTread: this is a closed agent library you configure inside Procore, not an open MCP server for connecting your own outside AI tool. It's also priced and tiered separately from the base platform, quote-only like everything else at Procore. |
| QuickBooks sync depth | Vendor bills entered against the job and sent to QuickBooks, ready to pay; reconciliation supported. | Real but with documented gaps. Procore integrates with QuickBooks Online (Plus/Advanced editions only — Simple Start and Essentials are NOT supported), QuickBooks Desktop, Sage, and Xero via its ERP Integrations toolset, syncing job costs, vendors and subcontractor invoice payments in real time/on-demand. Procore's own documentation lists several objects that do NOT sync to QuickBooks at all: Prime Contracts and their change orders, Prime Contract invoices/payments, Budgets, Commitments (subcontracts/POs) and their change orders, and Timecards. |
| Client portal | Client portal included — clients see products quoted with photos, descriptions and catalogs. | No homeowner-style client portal exists at Procore. Its owner-facing product is built for institutional/portfolio-level oversight (multi-project visibility, quality & safety trends, cost/schedule reporting for capital programs) rather than a single homeowner viewing selections, photos and messaging on their own job. A 'Client Contracts' tool manages contract/change-order data with an upstream client but isn't a branded homeowner communication portal. Mark this as a genuine BidBuild advantage for residential-scale contractors, while noting Procore simply targets a different buyer (commercial GCs/owners, not homeowner-facing residential builders). |
| E-signature | Built-in signing for a single signer at no extra cost; multi-party countersigning via SignNow. | Not built in. Procore requires an active, separately-paid DocuSign® account for the Procore user requesting a signature (recipients do not need their own DocuSign account) to sign prime contracts, change orders and documents. Mark this as a genuine BidBuild advantage — built-in signing at no extra cost vs. bringing and paying for your own DocuSign subscription. |
| Marketplace / materials ordering | BidBuild Marketplace access on every plan, including Free — order from your supplier's catalog inside the job. | Real discount partnership exists: Procore + Lowe's for Pros offers a 5-20% tiered discount on 40,000+ in-store products and 2M+ online products, available to US customers only and not applied retroactively to past purchases. Procore also runs a 500+ app/integration marketplace, but that's software integrations, not a materials discount. |

Capabilities we ship that Procore has no equivalent for. The rows above are the fair fight; these are the gaps.
- Scenes
Client-facing presentations assembled from your own photos and product data: a before-and-after slider, hotspots pinned to the detail that justifies the upgrade, and a walkthrough video in the same place. Built to sell an upgrade to a homeowner.
Procore: Has the raw pieces for a different job — a Photos tool that can pair before-and-after shots for the field record, and a company Portfolio view for internal oversight across projects. Neither assembles a presentation you send a client, which follows from Procore selling to commercial GCs and owners rather than homeowner-facing builders.
- Questionnaires
Structured, per-trade intake that turns a site visit into a priced proposal from your own catalog — the answers select the line items rather than just landing in a notes field.
Procore: Ships Forms and Project Inspections for structured field data capture, and Estimating for pricing. Nothing in the tool list connects a scoping questionnaire to catalog-priced proposal lines.
- Post-handover service requests
Homeowners raise service requests against a finished job, and the request lands on the same job record the work was built on.
Procore: Asset management captures warranty details and O&M manuals at handover for a facilities team. There is no homeowner-facing service request, consistent with there being no homeowner portal at all.
- Commissions
Salesperson commission tracked in the same job ledger as purchase orders, bills and change orders, so the cost of winning the job sits against the job that carries it.
Procore: No commission tool appears anywhere in Procore's published tool list.
- Intranet Hub
A company-wide hub for internal resources — the policies, links and reference material staff need — maintained by you inside the same system that runs the jobs.
Procore: Company Documents stores files at company level, but no internal staff resource hub appears in the published tool list.
Checked against the tool index in Procore's own user guide (support.procore.com, September 2026), which enumerates 56 project-level and 22 company-level tools. Absence from that index is what is claimed here. Procore does ship Project Equipment, Materials, RFIs and Commitments, so equipment, inventory, RFIs and subcontracts are deliberately not listed as gaps.
